Plan Sketches
Concept-level floor plan sketches exploring layout options. We work through site orientation, entry sequence, and program distribution before committing to a final direction. These are decision tools, not final documents.
Construction Docs
Full plan sets including floor plans, elevations, sections, and key detail drawings. Drawn to the specification of your site, your climate zone, and your chosen materials. Formatted for permit submission and contractor bidding.
3D Renderings
Photorealistic exterior and interior renders showing your design in its actual site context. Used for contractor briefings, investor presentations, and short-term rental listing photography before construction begins.
Our Process
A clear four-step journey from start to finish.
Concept sketches
We develop two to three concept-level plan configurations. You review, comment, and select a direction. This stage ends with an agreed layout before detailed drawings begin.
Design development
Selected concept is developed into a full plan set. Elevations, sections, material specifications, and structural coordination are resolved. One round of revisions is included at this stage.
Fill the intake form
Share your name, site location, and a few details about your project. We send you our custom design brief document and schedule a call to walk through it together.
Construction-ready plan set and photorealistic 3D renderings are delivered. Files are formatted for permit submission, contractor pricing, and lending documentation.
